Store eyed for Olivehurst area
August 6, 2005
Q: There is talk about a minimart or convenience store in the vicinity of McGowan Parkway and Arboga Road. Heard anything?
A: There is indeed a proposal before Yuba County planners for a gas station and convenience store at the southeast corner of McGowan Parkway and Arboga Road, according to John Fleming, Yuba County economic development coordinator.
Trouble is, that corner is in the middle of the approach path for Yuba County Airport. A 1993 land use plan allows houses to be built in the area, but not gas stations, even though the gas tanks would be underground, said Fleming.
Even if county planners recommend against the gas station and convenience store, the Board of Supervisors could choose to overrule the recommendation, he said.
Prospects for new development look brighter farther east on McGowan, where developers have proposed five different projects, said Fleming.
The projects include one by Hudspeth Corp. for a "good quality" commercial center on the north side of McGowan west of Highway 65, including a bank, he said.
Another proposal - not yet formally presented to the county - would put a motel and restaurant next to the market on McGowan Parkway west of Highway 70, he said.
Developers consider the section of McGowan Parkway that connects Highways 70 and 65 a key location. Drivers headed north on Highway 70 use McGowan to reach the Sleep Train Amphitheatre at Highway 65 and Forty Mile Role, he said.
